AIA Contract Documents


The documents produced by the AIA are the most widely used standard form contracts in the construction industry. They facilitate communication among all the parties involved in construction, which makes it easier to produce a high quality project in a timely and economical fashion.

AIA Minnesota sells nearly all of the AIA Contract Documents out of our office. The documents all have numbers and are arranged within the following series:


A-series Owner-Contractor
B-series Owner-Architect
C-series Architect-Consultant
D-series Architect-Industry
G-series Miscellaneous-sold in packs of 50
               (i.e. change orders, payment schedules, etc.)

Ordering Information and Instructions
If you wish to purchase documents, please download the Document Price List and Order Form (12/07/07). . We do not accept orders over the phone. To purchase documents, please complete the Order Form and choose one of the following options:
-fax the form to our office with credit card information
-mail the form to our office with a check or credit card information
-visit our office in person and pay by cash, check or credit card
-send a courier with document order form and appropriate payment in full

You can also purchase the Contract Documents Software to obtain electronic versions of the documents. The AIA Contract Documents software involves purchasing a license agreement from the AIA National office. Three different types of licenses are offered to meet different needs: Meter 300 License, Unlimited Annual License, and Multiseat License. Contract Documents Update as of May 2008

The AIA will release four new Integrated Project Delivery (IPD) agreements on May 15th at the AIA National Convention. Key principles of the integrated project delivery process include early involvement of the architect, owner and contractor and effective collaboration and open information sharing by all members of the project team. These IPD agreements are an important addition to the AIA Contract Documents suite and affirm AIA’s leading role in the design and construction industry and its mission to foster collaboration and help architects, contractors and owners achieve efficiencies on the projects and maximize information sharing among all members of their project team.



Contract Documents Update as of November 2007

On November 5, 2007 the AIA officially launches the 2007 Update to AIA Contract Documents®. The Update includes revisions to A201-1997, General Conditions of the Contract for Construction, and to all of the owner/contractor and owner/architect agreements in the A201 Family of Documents. Also provided are updates to contractor/subcontractor and architect/consultant agreements, and revisions to the Small Projects Family of Documents. The Update also includes a new AIA Contract Documents software feature that allows parties to execute AIA agreements and forms using digital signatures.

Owner/architect and owner/contractor agreements in the 2007 Update are coordinated to match the size and complexity of the project in a more targeted way than in previous versions of AIA documents. The Update includes B101-2007, Agreement Between Owner and Architect, which replaces B141-1997 and B151-1997 as the flagship agreement for large projects. It also includes two entirely new owner/architect agreements: one for the large and complex project, and another for the mid-size project. Each owner/architect agreement is written to coordinate with a corresponding owner/contractor agreement that is also matched to the project’s size and complexity.

In addition to live educational programs presented to local components, the AIA will provide educational materials on www.aia.org to assist document users in adapting to the revised agreements, as well at to a new numbering system for AIA documents, also being introduced. Black line comparatives for agreements will show revisions to the 1997 agreements, and commentaries will provide background information on the meaning of text in A201 and in owner/architect agreements.

If you’re a current AIA Contract Documents software user, you’ll be able to access all of the documents in the 2007 Update via a free download from www.aia.org during the last week of October 2007. Paper users will find the revised documents at their local distributors at the same time.

What is the AIA Documents on Demand eShop?
The AIA Documents on Demand eShop is a Web site that provides customers 24/7 access to the most popular AIA Contract Documents. The eShop allows you to purchase individual documents and then print them immediately.

Which documents will be available on the AIA Documents on Demand eShop?
Initially, the following 10 documents will be available for purchase:

How is a document obtained from the AIA Documents on Demand eShop different from a paper document purchased from my local distributor?
The content of both documents is identical. Only the footer of documents purchased through the AIA Documents-on-Demand eShop has been updated to reflect distribution through the eShop.

How do I complete a document purchased from the AIA Documents on Demand eShop?
One simply adds limited project-specific information online, then prints the document and completes it as you would any paper document purchased from your local distributor. Each document purchased can be printed a maximum of two times.

Do I need specific software to use AIA Contract Documents on Demand?
All you need to purchase and print a document are the following:

1) An Internet Browser (Internet Explorer, 6 or later, or Mozilla Firefox) to make your selections and complete your purchase,
2) Adobe Reader, v6.01 or later,
3) A working printer to print your documents.
4) A valid credit card (all transactions are conducted on a secured network)

Mac users can access the documents using a current version of the Mozilla Firefox browser.

When you are ready to download a document, you will be asked to download a free File Open plug-into your Adobe Reader program.
