The Big Picture:
Mortenson is currently seeking a BLU54 Product Manager for Flooring and Finishes. The Product Manager is responsible for identifying and managing material supply strategies for large construction projects and managing vendor relationships for their assigned vendor accounts. This position is with BLU54, a distributor of construction materials, which is an affiliated entity of Mortenson.

What will you be doing?

Develop and manage the Flooring and Finishes product category within BLU54.

Promote BLU54 value messaging to key stakeholders including Mortenson, project owner, architects and other design team partners.

Collaborate with design team to identify innovative product solutions for construction projects. Assist the design team with selections that maintain the design intent and optimize performance and pricing to maintain the budget for the project.

Partner with BLU54 Account Managers to develop strategy for supplying material on a variety of Mortenson project types.

Develop manufacturer partnerships that support this product line.

Lead the process of providing take-offs, estimating, and proposals for product line.

Provide detailed flooring and finishes proposals, material schedules and submittals for the project.

Oversee ordering of material, including coordinating templates, preps and special fabrication requirements.

Coordinate with other trades impacting flooring and finishes.

Oversee the processing of RFIs, RFQs, change orders and similar directives from Mortenson, architect, contractor.


Understand product needs:

• Engage Account Managers and key partners to identify vendor and supplier needs consistent with construction project and material needs.
• Recommend and investigate scope of present and future product lines by understanding project needs, typical specifications and requirements; appraise new product ideas and/or products.
• Bring new products to market by analyzing proposed product requirements and product development programs; prepare return-on-investment and other analyses, as needed.
• Assess market competition and pricing by thoroughly understanding the product industry including manufacturers & supply channels.
• Increase product market share by working with leadership to develop sales strategies.
• Assess product market data by calling on customers with Account Managers and evaluating product results.
• Provide information for management by preparing short-term and long-term product sales forecasts and special reports and analyses; answer questions and requests.

Manage relationships with key suppliers:

• Maintain relationships with suppliers at the leadership level.
• Prequalify suppliers by visiting their facilities and obtaining key company information.
• Build and maintain new supplier relationships by educating them on our value adding business model.
• Partner with Account Manager to establish regional/local market-specific business delivery model.
• Negotiate national and project specific agreements, including pricing, payment terms & service levels.
• Ensure suppliers meet our expectations for order status reporting and issue resolution.
• Leverage relationships to assist buyers with expedites as needed.
• Monitor supplier’s quality and delivery performance and conduct supplier business reviews.

Develop pricing strategies and quote individual project scopes:

• Assess opportunity for each product line and develop value adding supply strategies with Account Managers, product line specialists and suppliers.
• Develop project proposals and manage submittal package in conjunction with Product Specialists and support resources for all product lines.
• Manage all project material deliverables from design phase through delivery and project close out.
• Provide on-site construction project support.
• Responsible for monthly and annual financial reviews with project information, metrics, forecast and strategy.
• Ensure exceptional customer service during material delivery phase by expediting, pricing, follow-up, returns and other services as required.
• Coordinate with the financial team to coordinate proper customer billing and supplier payments.

• Develop processes and reporting to provide timely order information to customers.
• Consistently provide responsive, quality service to meet or exceed customer expectations.

All other duties as assigned.

Education and Experience Requirements

• Bachelor’s degree in Supply Chain Construction Management, Business Management, Marketing, or related technical field preferred. If no bachelor’s degree, high school diploma/GED required with 10+ years’ experience and industry related certification.
• Minimum 5-10 years’ experience in related field.
• Specific experience in vendor relationships and contract negotiations
• Industry specific certifications preferred.
