The Project Coordinator – Real Estate Development position is an entry-level position offered to qualified candidates who have a demonstrated track record of project management, real estate finance experience, and financial modeling e in community, on-campus, on projects, capstones, and in volunteer organizations.
The Project Coordinator – Real Estate Development position’s primary responsibility is to assist in the management of real estate projects, and assist in the implementation of project development strategies developed in concert with community stakeholders, project leaders, and project partners of NEOO. This is an entry-level role and emphasis will be placed on individuals who can apply basic principles of finance, community development, and project management with their lived experiences in community and reflect on how their approach is impacted from this perspective.

Responsibilities (AKA Essential Job Functions or Duties and responsibilities):
Assist in the development of Project Schedule and Budget
Promote teamwork among Project Partners.
Be accountable for the successful completion of tasks within projects.
Seek out opportunities for leadership and public speaking
Assist in the management of contracts, track project budgets, and organize schedules of various stakeholders, vendors, and community partners.
Coordinate the Creation of Tasks lists
Data Entry, Analysis, and Monitoring
Research and Reporting of Trends, Analysis, and Feedback from Market Studies, Project Partners, and Industry Best Practices.
Assist in the monitoring of development and execution of project, programming, or design ideas
Assist in the review and preparation of project invoices, memos and cover letters for clients, community partners, and elected officials.
Assist in the completion of the final product deliverables
Calculate and Prepare Financial Models for Sources and Uses, Ten Year Projections and Internal Rates of Return.
Assist clients in preparing the required documents for real estate transactions
Work with financing and design partners to prepare submittals for approval for funding, draw requests, and grant applications. Offer contrary or fresh perspectives to ensure empathetic listening is taking place
Engage diverse communities through design, programming, and entitlements.
Display a tenacity towards action and forward progress.
Core Skills Required:
Basic understanding of Master Planning Principles, U.S Planning History, Community Development, Mass Transit Systems, Community Dynamics, Politics, Environmental Justice, Entrepreneurship, Cultural Placemaking, and Community Design
Ability to communicate verbally, in writing, and through presentation materials.
Demonstrated financial analysis and project management experience.
Experience with Community Engagement in BIPOC Communities
Desire to bring forward challenging ideas in a public forum
Experience in Adobe Suite, ArcGIS Online, Google Drive, Microsoft Office Suite, or Canva a bonus
Education, Experience, Certification, and Licensure:
College Degree preferred but not required
2-4 years of progressive professional experience in project management, design-thinking, real estate or community organizing. (if you have 0 years of experience, and want to apply, tell us how you plan to elevate your work)

Notes on Compensation:
Pay is Salaried, between $45,000 and $55,000 per year. Additional benefits are available and commensurate with experience.
Additional performance pay incentives are available based on project results.
